What kind of property can you buy?
- The property must be at least 80% completed, certified by one of the appraisal companies recommended by the bank.
- The property must be located exclusively in the municipality of Chișinău.

Calculation example:
For a loan amount of 800,000 MDL, for a period of 20 years, with an interest rate of 7.80%, the monthly payment will be 6,594.76 MDL. The APR will be 8.08%, and the total amount payable will be 1,582,739.94 MDL.
The mortgage interest rate for loans issued in MDL is floating and consists of the National Bank of Moldova index of 3.46% and a bank margin of 5.44%, 4.34%, or 4.00%. For some types of offers, the bank may provide temporary discounts on the bank margin, described in the loan agreement.
For loans with a floating rate, interest is adjusted twice a year, on January 1st and July 1st, based on the base index published by the National Bank of Moldova and other official international sources.

Property requirements
- The property must be at least 80% completed, certified by one of the appraisal companies recommended by the bank.
- The property must be located exclusively in the municipality of Chișinău.
- After the property is commissioned, it is mandatory to inform us as soon as possible through a convenient channel, either online or at one of the maib branches.
If you work on the territory of the Republic of Moldova:
- have a net monthly salary or a confirmed income of at least 6000 MDL;
- you have had a stable job in the last 6 months.
If you are a migrant worker:
- you are officially active abroad;
- you have a net monthly salary of at least 1000 euros, confirmed in the last 12 months.
If you have income other than salary/pension:
- you have one of the following legal professions: lawyer, notary, bailiff, judicial expert, translator, mediator, registrar;
- you receive money transfers from abroad from first degree relatives;
- you receive dividends as the founder of a company registered on the territory of the Republic of Moldova;
- you have income from renting a property;
- you have income from copyrights, royalties;

If you work on the territory of the Republic of Moldova or abroad:
- up to 5 000 000 MDL (euro / dollar equivalent);
- for a period of up to 30 years;
- financing up to 70% of the price indicated in the sale-purchase contract.

The bank reserves the right to request supporting documents regarding your income in order to meet the prudential requirements specific by the parties.
To submit the loan application, you need the real estate valuation report, completed by a company approved by the bank.
- For clients officially employed in the RM: if necessary, salary account statement or salary certificate.
- For clients employed abroad or freelancers from abroad, a bank card statement (at a bank other than maib) must be presented, showing the salary and/or service receipts. In addition, the employment contract or any other document proving the employment/provision of services and the declaration on the payment of taxes on the income received must be presented (if applicable, but if there are such documents, it would be better to present them in original to the bank). Py slips are not accepted without a salary card statement.
- For clients with dividends: financial statements for the current and previous year, shareholders' minutes of distributing dividends, and bank statements showing dividend receipts (if received at a bank other than maib). In the case of dividends paid in cash, documents confirming their issue and proof of payment of taxes will be required.
- For clients practising one of the legal professions: statement of the account where the income is received. For notaries, accounting documents attesting to the expenses of the notary's office must also be submitted.
- For clients with copyright assignment income: copyright assignment contract/certificate of the amount of income and statement of the bank account where the income is received.
- For clients with income from rent/rent/lease: valid rent/rent/lease contract (registered with the SFS) and Release Orders/Payment slips for rent/rent/lease payments or statement of the account opened with maib or other financial institution, either in electronic or paper format.
- the statement of account is submitted in electronic format or on paper signed/stamped only if the income is received through banks in the RM other than maib.
- the bank has the right to request any other document in analysing and approving the client's request.
Once you have obtained a mortgage loan, it's important to insure the mortgaged property. There are two main types of insurance you can consider: mandatory home insurance and optional home insurance. The mandatory one is required by law and is necessary for all mortgaged homes. Its cost is on average 1000 MDL, depending on the mortgaged property. Optional insurance is a personal choice, but it can help you better protect your investment.
Permission from the construction company/seller, which must be provided after the loan approval and the preparation of documents for the notarization of the transaction.
Along with the documents received from the company, you must request the "Collateral data modification act" from the bank, and this act, together with the company documents, must be submitted to ASP/Cadastre (IP CBI) for registration of the commissioning.
